JD Sports Fashion has signed a 20-year lease with Panattoni, a global logistics and industrial real estate development company based in Newport Beach, California, for a 47,770-square-meter speculatively developed facility at Derby Commercial Park in the East Midlands, England. Under the terms of the agreement, JD Sports leases Derby 515, one of the largest single speculative buildings currently under construction in the UK. With a BREEAM sustainability rating of “Very Good” and an EPC rating of “A”, Derby 515 will have a clear internal height of 15 meters, 56 loading bays and access doors across eight levels, and parking for 185 trailers. Completion is expected in the fourth quarter of this year. To run the facility, JD Sports is reportedly planning to hire up to 500 people. The building is part of an 84,000-square-meter Panattoni development that includes a second unit, the Derby 370 building, which was leased to Alloga UK, a supply chain and logistics service provider, earlier this year on a 15-year lease.
